  • The annual Bear Creek Property Owners meeting is held in July of each year in South Fork at a location to be announced.
  • Board meetings are held quarterly by conference call.  Both are open to all Lot Owners in Bear Creek with times and dates posted on the website.

  • Short Term Rentals in Bear Creek: Rentals of periods less than six (6) months are not allowed in Bear Creek.
  • Lot Maintenance in Bear Creek: Lot Maintenance is the Lot Owner’s responsibility at the Lot Owner’s sole expense. This includes but is not limited to control of noxious weeds as identified by the Rio Grande County Weed District, removal of trash and debris from the Lot, maintenance of any culvert on the Lot, trimming and raising the canopy of trees on the Lot to comply with Firewise.
  • What can be stored on an Improved Lot: Nothing is allowed to be stored on an Unimproved Lot (defined as a Lot without a Primary Residence).
  • Utilities in Bear Creek: Lots in Bear Creek are served by private well and septic system. Electricity is supplied by SLVREC (San Luis Valley Rural Electric Co-Op). High speed fiber is supplied by Ciello, a division of SLVREC. Each Lot in Bear Creek has electricity and fiber to the lot at the roadway.
  • Roads in Bear Creek: All roadways within Bear Creek are private and owned by the POA.
  • Snow removal is accomplished by the POA and is a part of the annual budget. Private driveways are not a part of this service.
